How Allocatte Works

Fractional real estate investing made simple. Understand the platform, the investment flow, and how you earn returns.

What is Allocatte?

Allocatte is a fractional real estate investment platform focused on Dubai properties. Instead of buying an entire property, you invest in shares—owning a fraction of prime real estate alongside other investors. You earn returns from rental income and potential capital appreciation, without the hassle of property management.

How the Platform Works

1. Sign Up & Verify

Create an account, complete KYC (identity verification), and set up two-factor authentication. This keeps the platform secure and compliant.

2. Fund Your Wallet

Deposit funds via cryptocurrency (BTC, ETH, USDT, etc.) or card. Your wallet balance is used to purchase property shares. Minimum deposit amounts apply.

3. Browse & Invest

Explore vetted properties across Dubai. Each property shows total value, expected annual return, and funding progress. Invest from USD 2000 per property. Your investment buys you a percentage share—e.g. investing USD 5,000 in a USD 100,000 property gives you 5% ownership.

4. Track & Earn

Monitor your portfolio in the dashboard. Your share value grows with the property's expected returns. When you're ready to exit, you can request to sell your shares.

How Users Make Profits

Allocatte investors earn returns in two main ways:

Rental Dividends

Properties generate rental income from tenants. Your share of that income is distributed to your wallet—proportional to your ownership. Dividends are typically paid monthly.

Capital Appreciation

As property values increase, so does the value of your shares. Each property has an expected annual return. When you sell your shares, you realise these gains. Your current value reflects both your initial investment and accrued appreciation.

Understanding Share Value

Your investment's current value is calculated using the property's expected annual return. For example, if you invest USD 10,000 in a property with a 10% annual return, your position grows over time. The platform displays your total return (dividends + appreciation) as a percentage and in USD.

Selling Your Shares

When you want to exit, you can request to sell your shares from the portfolio. The sale value is based on your current position value. Once approved, the proceeds are credited to your wallet. You can then withdraw to your bank or use the funds for new investments.
